What is actually included in the price?

Architectural design, structural engineering, Title 24 report, full CA permit filing, HCD-approved modules or stick-built frame, NFRC-certified windows and doors, all interior finishes in the plan's finish schedule, licensed California construction, and final inspection. Site prep and utility hookups beyond 40 feet are quoted separately.

How long does a full ADU take?

Nine months from signed design contract to keys is our standard timeline: roughly 8 weeks of design & permits, 10 weeks of factory build, and 14 weeks of on-site assembly & finish. Complex sites add 2–4 weeks.

Q · 03

Do you handle the permit yourselves?

Yes. Full CA permit filing and back-and-forth with the local building department is included in every ADU plan and available as a stand-alone package. Our single-pass inspection record across 220+ permitted projects is one of the reasons clients choose ZZA.

What if my lot is unusual?

Use the three-minute assessment to generate a preliminary feasibility report. If your lot is outside our standard parameters, we'll schedule a site visit and provide a custom quote.

What's the warranty?

Ten-year structural warranty on all ADU work; two-year finish warranty on interior surfaces; manufacturer warranties pass-through on windows, doors, HVAC and appliances.
